12 Story Mixed-Use Rental in Williamsburg, Brooklyn
Expediting Outcomes Using A Hybrid Approach
LOA from the FDNY
On May 9, 2019, we received another Letter of Authority, the FDNY stamp of approval, for our work on 46 Cook Street in East Williamsburg, Brooklyn. The newly constructed 12-story mixed-use rental property, also known as 37 Debevoise Street, designed by architect Karl Fischer, possesses 33,987 square feet of new residential property, 10,829 feet of prime commercial space, and a 24,070 square foot community facility. Express Builders JB, a general construction firm based in Brooklyn, NY built the structure. Express Builders is one of the largest construction companies in New York City, owning over two million square feet currently under construction.
Dual Lobbies Required a Divergent Approach
Unlike most ARC system installations, 46 Cook has separate lobbies for the residential and commercial entrances, facing different streets. Each lobby is designated as an independent Fire Command Center for the FDNY. RFS installed a control console in each lobby, and our system allows each console to operate independently of the other, for seamless operation and management of the radio system.
Collaboration is Key
46 Cook was RF Solution’s first hybrid/joint venture project. Traditionally we work as a turnkey operation, responsible for the breadth of an ARC system, from manufacturer to systems design, to expediter and tester. But, at 46 Cook, American Security, a life safety firm that installs, monitors, and maintains security, fire, and interactive video systems, took responsibility for a few aspects of the project. RFS was able to focus on the parts, design, and to oversee the installation, testing, and commissioning of the system. While American Security created and prepared the construction drawing and filed all the paperwork. It was a thrill for both companies when all the paperwork was processed successfully with the DoB and FDNY. “We were very pleased with the collective teamwork between our companies,” commented Sean O’Neill, CEO of American Security. “Complex systems, like the one at 46 Cook, require frequent communication and impeccable coordination to provide a working life safety system to our customer.” Installation of the ARC system was done by Contact Electric Corp., a Brooklyn-based licensed electrical contractor. Sam Reich, the Project Manager for Contact Electric Corp, said, “This was our first ARCS project, and the system installation and testing went very smoothly. We look forward to working with RF Solutions and American Security in the future.”
